Look, it's Venice. The location of the place is outstanding. We were put in the "second" biulding, which is some walk from the first one (the actual San Moise' that is mostly advertised in the pictures and other web-sites) This second building (La Fortuna hotel, or something), is not on the channel. But it is only 5 min away from Rialto and it is very close to the boat-bus stop that brings you to the airport (which was very convenient when we were leaving). The room is nice (marble everywhere) but small (see below), all the fancy window covers, etc. Staff is friendly, speaks decent english. Breakfast is fantastic.
The only thing I have to warn everybody about is a little fishy advertisement. They make you believe that you will be staying right on the canal, with gondolas passing by, etc. Reserving the family room, I checked the comments on some other web-site, and the thing that convinced me to book was that exact description of the canal view + that there was a lot of space for two small kids (roughly my status). The price I was reserving for was claimed to be discounted by 68% (!) which made perfect correspondence with the full price of the family that is advertised on the official cite of the hotel. Instead, we were transferred to very small room in a different hotel (4 beds, 2 tiny tables, and no place for anything else). No view of the canal. Do I really complain? No. It was one of the most fantastic 2-days, 3-nights vacation we have ever had. We just ended up paying a little more than we wanted and got a little less space that we wanted, but the place is clean, friendly, perfectly located, and, overall, very nice. I still have hard time believing that the full price (not discounted) of OUR room could be more than 500Euro/night, though.

"Hotel was lovely, but it is more suited to people not interested in the night life aspect of Venice. For people who enjoy th night life I would recommend staying nearer to Rialto. Saying that everywhere is within walking distance in Venice." (99789307)
Rooms were clean, friendly and helpful staff.
Rooms were on the small side. Bedroom phone did not work - didnt affect us, but the hotel could not contact our room.
